Foundation and Structure

The foundation has been designed according to the geotechnical study carried out, ensuring the stability of the building, bymeans of a foundation slab and concrete walls in the basement. The structure of the building will be built with reticular slabs and solid reinforced concrete slabs in accordance with current regulations, guaranteeing maximum strength and durability.

Facade

Facade finished in high-quality materials, complying with all the guarantees and requirements for thermal and acousticinsulation established by the Technical Building Code (CTE), using an exterior sheet of Satecer sound-resistant ceramic brick covered with single-layer mortar, interior mortar render, air chamber and self-supporting plasterboard lining with 50mm mineral wool on the metal profile structure. Imitation wood exterior cladding in façade areas with large-format, reduced-thickness ceramic panels.

Interior Partitions and False Walls

The interior divisions will be made using a self-supportingsystem of double laminated plasterboard on each side, on a metal profile structure, complying with the requirements of the CTE. The partitions between homes will be made with brickwork and self-supporting lining on each side with 50mm mineral wool insulation to ensure the privacy and comfort of the inhabitants. A false ceiling made of laminated plasterboard will be installed throughout the home, providing greater thermal and acoustic comfort, with registers for the correct maintenance of the installations.

Exterior Carpentry

Exterior carpentry made of aluminium with thermalbreak, Strugal brand, lacquered in a dark colour, with sliding doors at the exits to terraces. Motorised roller shutters with slats of the same colour as the carpentry will be installed in the bedrooms. In the homes located on the ground floor, all openings will have motorised security shutters. The installation of laminated double glazing systems will guarantee excellent thermal and acoustic insulation.

Coating

The interior of the homes will be tiled with rectified porcelain stoneware, model Palomastone white 60x60 by TAU Cerámica, as well as in the common areas. The floor of each home will be fitted with impact-resistant acoustic insulation. On the terraces and outside areas, non-slip porcelain stoneware will be installed to ensure safety, model Palomastone white 60x60 by TAU Cerámica. The ceramic coverings of the wet cores will be white-body ceramic, model Palomastone white 33x100 by TAU Cerámica, providing a modern and durable finish. The skirting boards will be made of white PVC, waterresistant, thus guaranteeing their durability. In the rest of the home, both on vertical and horizontal walls, the finish will be smooth white plastic paint.

Plumbing, sanitation and equipments

The plumbing installations will be carried out with state of-the-art pipes. The main bathrooms will have doublebowl, ultra-white compact mineral sinks with a skirt and lower cabinet, while the secondary bathrooms will have porcelain sinks.
The taps will be high-quality single-lever mixers from the Alexia series by Ramón Soler, both in the washbasins and showers. The sanitary ware will be made of porcelain, the Emma BTW model by Gala, with a slim seat and cover with a soft close function, and the shower trays will be made of white resin, the Stone Plus series by Duplach. Each bathroom will include a fixed shower screen and a mirror, thus ensuring maximum functionality and design.

Air conditioning and heating system

A central air conditioning system with ducted air distribution will be installed. Heating will becarried out by underfloor heating, powered by an aerothermal system, providing uniform heat distribution in the rooms. In addition, a zone control system will be implemented that will allow the temperature to be adjusted independently in each room.

Electricity and telecommunications

The electrical installation will be of a high degree ofelectrification, with top brand mechanisms and LED lights installed in all rooms to guarantee efficient lighting. Presence detectors will be installed in the common areas, entrances and floor layouts. Each home will have the necessary pre-installation for charging electric vehicles, as well as television sockets in the living room and bedrooms. There will be a power socket on the terraces. In addition, a fibre optic network will be installed in the building, guaranteeing high-speed connectivity.

Security systems

All homes will have a security entrance door. An electronic video intercom with camera will beinstalled at the main entrance of the building, with a monitor in each of the homes to ensure the security of the owners.

Kitchens

All apartments will be equipped with German-made kitchens, Nolte Küchen brand, with premium drawers,Techlam countertops, high-spout tap and Franke brand sink. They will also include Siemens brand appliances, including microwave oven, induction hob, extractor hood, dishwasher, refrigerator and built-in washer-dryer.

Common and Outdoor Areas

The communal areas of the development will be equipped with exclusive designer furniture andlighting. The installation of swimming pools on the penthouses with submerged lighting and a saltwater purification system is planned. The landscaped areas will be equipped with plant species with low water consumption, providing a natural and pleasant environment.

Garages and storage rooms

The garages will be finished with polished concrete flooring, and will be equipped with aventilation system, fire detection and protection, LED lighting and pre-installation for charging electric vehicles. The access door will be equipped with an exterior and interior photoelectric cell and automatic opening with remote control. The storage rooms will also have efficient lighting and adequate ventilation, guaranteeing the safe and comfortable storage of belongings.
